Sealcoating extends the life of your asphalt by protecting the pavement from the elements, while greatly improving its appearance. Sealcoating returns the surface to the original dark color, enhances the look of the pavement, and most importantly, extends the life of the pavement.
River Rock
River rock is a key component of asphalt pavement in this region. River rock is durable, extremely hard, and non-porous, making it one of the best aggregates for strengthening asphalt.
New Asphalt
New asphalt has a jet-black, uniformly smooth finish and should have no, or very little, rock aggregate visible.
Aged Asphalt
All asphalt deteriorates over time. The life cycle of asphalt pavement includes the oxidation, wear, and exposure to the elements that breaks down the aggregates in the mixture.
New Sealcoated Asphalt
Jet-black and with a smooth finish, new asphalt will have no, or very little, rock aggregate visible.
Sealcoat Under Use
Normal wear begins to show on sealcoated asphalt, due to the air, weather, sun, and traffic breaking down the exposed rock. This is normal and expected and is not a failure of the product.
The sealcoat will wear off the river rock, but the stones are still adheared to the asphalt and provide ongoing protection to the pavement.
How Often Should I Sealcoat?
Sealcoating should be included as a routine maintenance item every 3 to 5 years. It gives the structurally sound pavement an extra layer of protection against petroleum spills, the sun’s harmful rays, water penetration, and penetration of de-icing and other chemicals.
Keeping the harmful agents out and the materials that make up asphalt pavement in (sand, stone, liquid asphalt) stops the surface of the pavement from deteriorating prematurely. Sealcoating also gives the pavement a face life and a jet-black appearance every time it is performed.
